How am I protected as a Landlord during Covid19?

Quick Read- Some information and tips on how to ensure you are best protected as a Landlord during the pandemic.

Are you a landlord or thinking of a buy to let property? Don't be daunted by the changes brought upon us by Covid19, there are many ways in which we are here to protect you and your property. Here are just a few:

ARLA Qualified- if you are using services provided by Lesley Hooks you can rest assured that you are Property Mark protected. We have a number of staff who are ARLA or NAEA qualified, meaning you are in safe hands. What is the Association of Regulated Letting Agents? Click here for more info. We therefore have a wealth of knowledge and experience and can give you up to date advice on changes to legislation.

Rent Guarantees- think about obtaining Rent Guarantee Insurance, this could cover you if your tenant doesn't pay their rent.

Upfront Screening & Referencing- asking lots of questions and gathering information before a tenancy is agreed can save you a lot of headache down the line. That's why we go above and beyond the normal referencing process to try and choose the best tenant for your property.

Daily Rent Chasing- whilst we try to avoid arrears at all costs if your tenant does find themselves in this position we have a dedicated Staff Member who chases these up. The pandemic has results in increased unemployment and so sometimes your tenants may find themselves unable to pay due to no fault of their own. We have advised all our tenants to work with us not against us in these circumstances, we have had many scenarios where this has happened and payment plans have been arranged and arrears cleared quickly. We don't want either our landlords or tenants to be left in a financially difficult position due to the Covid19 pandemic and so making manageable plans to keep up payments is a big priority.

After a subdued end to 2025, the first quarter of 2026 has quietly rebuilt confidence in the housing market. March may be the strategic launch point sellers have been waiting for.

April is a good time for buyers to focus on readiness rather than guesswork. In a market where choice has improved but confidence remains mixed, being organised can make all the difference when the right home comes along.

April is the final window for landlords in England to prepare for the first phase of the Renters’ Rights Act. With the new tenancy regime starting on 1 May 2026, now is the time to review paperwork, processes and whether self-management still feels realistic.

If you are thinking about moving in the next 6 to 12 months, a market appraisal is often the best first step. It gives you a clearer view of value, timing and buyer demand, helping you plan with more confidence in a competitive 2026 market.
