National Lockdown No.3... but the housing market remains open!

Quick Read- The property market remains open during the new national restrictions and here is what we are doing to help you move home in 2021.

THE ANSWER: YES- you can still move house during the new lockdown!

The government has introduced new lockdown measures for the third time. There is however good news for the housing industry as it has been given exceptions under the new restrictions, unlike the first national lockdown.

So what exactly does this mean?

Well the following activities are permitted and therefore exempt from the stay at home message:

  • Viewing residential properties to look for a property to buy or rent
  • Moving House
  • Visiting a residential property to undertake any activities required for the rental or sale of that property.
  • Valuations can continue and agents can visit your home to prepare marketing details (ie photographs & virtual tours)

What measures do Lesley Hooks have in place?

  • We are following very strict protocols for viewings and all property visits, these will be discussed with you by a member of our team.
  • Our offices are by appointment only.
  • We have brilliant technology- our 360 degree virtual tours are available on most properties.
  • You can contact us anywhere, anytime. Please see the contact information at the bottom of this post.

We have very stringent measures in place but here is the government article for more information:

As we move through May 2026, buyers are seeing more homes come to market, but affordability still matters. Here is what today’s mix of greater choice, steady demand and higher mortgage costs means if you are planning a move.

Buying a home can feel easier when you know your budget, priorities and next steps. With mortgage costs still influencing decisions, preparation is one of the biggest advantages buyers have.

April is the final window for landlords in England to prepare for the first phase of the Renters’ Rights Act. With the new tenancy regime starting on 1 May 2026, now is the time to review paperwork, processes and whether self-management still feels realistic.

April is a good time for buyers to focus on readiness rather than guesswork. In a market where choice has improved but confidence remains mixed, being organised can make all the difference when the right home comes along.
