If you are thinking of selling your home it might be tempting to choose the agent who quotes you the cheapest fee and gives the highest valuation. Are they just trying to win your business or will this really create the best outcome for you? Here are a few things to bear in mind when getting your home valued.
 
  • Is the valuation realistic? Get more than one agent out so you have a comparison, if you list too high in the first place you may lose out in the long run.

  • Did the agent quickly negotiate on fees? If they are quick to drop their fees for you, is this a reflection on how they will negotiate your price? You may save a couple of hundred on fees but potentially lose thousands on your price.

  • Cheap fees- Am I getting the full service package or does it mean the agent has less incentive to sell my property?

  • Expensive fees- Am I getting the best service for my money? Why is the service worth more and what extras are included for the fee?

Most importantly, make sure your agent is personable and you can trust them in selling your most expensive asset. Even if your property sells quickly your agent is there to guide you through the entire home move process so it is important you create a good working relationship. Of course fees are one element in choosing your agent however make sure you don't fall into the trap of forgetting all the other reasons you are paying someone to help you sell your home.
