Choose your agent carefully
Not all estate agents are the same and so be sure you pick the right one for you. Check that the agent you are choosing has a good track record of selling in your area and achieving good prices for similar properties. 

Consider your Asking Price
Some agents will value your property high just to get your listing, make sure you ask the agent to back up the price they are giving you. Getting your asking price right first time can often secure you the most money for your property. If the price is you right you will get more initial enquiries which means more viewings and more offers. Think about your motivation before setting a price, is time or money more important to you? It can be easy to get swept away by a potentially high price when in reality your goal is to move as soon as possible. 

Presentation! 
First impressions count, finish off all those odd jobs and give the property a good spring clean. Buyers want to imagine themselves living in the property so use neutral colours and make sure there is as little clutter as possible. All of this can go a long way in attracting a good offer for your property.

Get your Paperwork in Order
Having your paperwork in line can persuade a buyer that your property is well looked after and your motivated to sell. If you have had any extensions or works within the property its wise to get the certificates ready, knowing the boiler has been annually serviced or having a guarantee for the electrics can make a difference to buyers, especially if they are comparing with other houses they have seen.

No we don’t mean practising your splits…. Be flexible on viewing times. The more people you get through the door ultimately means the more chance of offers. 

Listen to your Agent
Your agent goes through this experience all day every day! They will know the best ways to generate more interest, ultimately if you haven’t had much interest after the first couple of weeks, then the buyers are not biting at the asking price and it may need to be reduced. Your agent should keep in touch with you regularly and advise you on the best course of action. Don’t be scared to talk to them, ask them for ideas and share any thoughts you may have, working together is the best way to make sure your property is sold for the best price. Don’t forget if your using a traditional no sale no fee agent its in their best interests to get your property sold for the best price, they don’t get paid until you move! 

Choose a good Solicitor 
You have agreed an offer, the mortgage has been approved and your survey has been done…. Getting the best price doesn’t stop there. Making sure you have a good solicitor can mean the transaction goes through with no delays and keeps relationships between you and your buyer strong. Lack of communication at this stage can cause unnecessary stress and delays, this can risk your transaction falling through. If you have to start all over again just remember you may not get the same price again, you might get more or sadly you might get less and be financially out of pocket. So make sure you avoid any risks and choose the right solicitor to begin with, it may cost you a couple of hundred pound more but save you thousands down the line.
