What's Going to Happen in the Property Market this Autumn?
Autumn is traditionally one of the busiest periods in the property calendar and the early signs suggest that there could be an Autumn boom. Read more to find out.
Autumn is traditionally one of the busiest periods in the property calendar and the early signs suggest that buyer activity could be about to pick up again.
The summer holidays often bring a temporary slowdown as people turn their attention to holidays, childcare and enjoying the warmer weather. Once September arrives, priorities begin to shift. Children return to school, normal routines resume and those who have been considering a move start putting their plans into action.
Rightmove’s latest House Price Index shows that this change may already be beginning, with buyer demand increasing by 5% since 20th July.
So, what could this mean for the property marketand should homeowners thinking of selling act now?
The Signs of an Autumn Uplift
Several factors could help to create a more active property market over the coming months:
- 🏡 Buyer demand is already showing signs of improvement, rising by 5% since 20th July.
- 📈 Property prices across the North of England are 1.5% higher than they were this time last year.
- 📍 The North West is performing particularly well, with average asking prices up by 1.9% year-on-year.
- ⏱️ Homes in the North West are currently taking an average of 56 days to secure a buyer, compared with 63 days nationally.
- 💷 Several major mortgage lenders have recently announced reductions across selected products, which could provide a further boost to buyer confidence.
While no one can predict the market with complete certainty, these are encouraging signs as we approach one of the key selling seasons of the year.
The North West Continues to Outperform
National property headlines do not always reflect what is happening closer to home.
Rightmove reports that average asking prices nationwide experienced a summer dip. However, prices across the North of England remain higher than they were a year ago and the North West has recorded annual growth of 1.9%.
Here on the Wirral, we are continuing to see committed buyers looking for the right homes. Well presented properties launched at a sensible price can still generate strong interest.
Why Acting Now Matters
If you are hoping to sell during the autumn, you do not need to wait until September to begin the process.
In fact, preparing now could place you ahead of other homeowners who wait for the traditional autumn market to arrive before contacting an estate agent.
Getting started sooner gives you time to:
- 📅 Arrange an up-to-date property valuation.
- 🧹 Complete any small jobs or finishing touches before photography.
- 📸 Prepare professional photographs and marketing.
- 📝 Approve your property details without feeling rushed.
- 🏠 Launch as buyers return from their summer holidays.
- 👀 Begin looking seriously for your next home from a stronger position.
By taking the first steps now, your property could be ready to meet that returning wave of autumn buyers rather than being prepared after the market has already become busier.
Do you need to find somewhere before you sell?
This is one of the most common concerns we hear but you do not need to have found your next home before putting your current property on the market.
Many homeowners begin by arranging a valuation and preparing their property for sale. Once you have secured a buyer, you are in a much stronger position to make an offer because sellers can see that you are ready to proceed.
Waiting until you find the perfect property can sometimes mean losing it to somebody who already has their own sale agreed.
Don’t wait for the autumn market...get ready for it
As the summer holidays draw to a close, buyers are beginning to turn their attention back to moving home. With demand already showing early signs of growth, the North West continuing to outperform the national market and selected mortgage rates being reduced, there are good reasons to feel positive about the months ahead.
If a move is on your mind, acting now does not mean you have to rush. It simply gives you more time, more information and a better opportunity to launch your property at the right moment.
The autumn market could be closer than you think. Make sure your home is ready for it.
