The Bank of England has today announced that the Base Rate will remain unchanged at 3.75%.
While there may not have been another rate cut this time around, a hold brings something incredibly important to the property market: stability and greater certainty for buyers and homeowners.
After several years of changing interest rates and borrowing costs, a more settled environment can make it easier for people to plan ahead, understand their affordability and make decisions about their next move.
What does today’s announcement mean?
In simple terms:
- 🏡 Greater stability for movers – a hold means no immediate change to the Base Rate, giving buyers and sellers a little more certainty when planning ahead.
- 💷 Mortgage rates don’t simply follow the Base Rate – lenders price their mortgage products based on a range of factors, and competition between lenders can still lead to changes in available deals.
- 🔑 Buyers can focus on affordability today – rather than trying to predict exactly where rates might be months from now, buyers can look at what they can comfortably afford based on the options currently available.
- 📈 Confidence matters to the housing market – a more stable interest-rate environment can help people feel more comfortable making longer-term financial and moving decisions.
What happens next?
There are still factors that could influence interest rates in the months ahead, including inflation, global events and energy prices.
But trying to perfectly time the property market is incredibly difficult. There will always be a reason to wait — for the next rate decision, a different mortgage deal or a change in house prices.
The important thing is to focus on what works for you today. If you can afford the move, the numbers make sense and you’ve found the right property, waiting doesn’t necessarily put you in a better position.
