Choosing an estate agent can feel tricky when you’re hearing different valuations, different fees and different promises. So how do you know who’s right for your move?

Here are a few red flags to watch for and the green flags that should give you confidence.


🚩 The red flags


💷 The highest valuation comes with no explanation
It’s lovely to hear your home could be worth more than you expected. But an agent should be able to explain their suggested asking price using comparable properties and what’s happening locally. If the figure sounds too good to be true and there’s no clear reasoning behind it, ask a few more questions.

🏷️ The fee is their main selling point
Everyone wants value for money. But the cheapest fee doesn’t tell you how your home will be marketed, who will handle your viewings or what support you’ll receive once you’ve found a buyer. Compare the whole service, as well as the price.

✍️ You feel pushed to sign paperwork
A good agent should give you time to read their terms, understand the fee and ask about anything you’re unsure of. You should feel excited and informed about your decision, not rushed into it.

📱 You can’t see much evidence of their marketing
Have a look at their current listings and social media. Do their properties look appealing? Are people engaging with their posts? If an agent promises brilliant exposure for your home, you should be able to see how they deliver it.

📍 They don’t seem to know your patch
Local knowledge is more than knowing the postcode. Can they talk about the homes they’ve sold nearby, what buyers ask about and how your property compares with the competition? Ask about their track record in your area, including how many homes they actually sell.

💬 They give you honest, clear advice
They can explain their valuation, talk you through the options and tell you what they’d recommend — even when it’s not just what you want to hear.

⭐ Their clients speak highly of them
Check how many reviews they have, but read them too. Look for comments about communication, effort and what happened when a sale needed a little extra help.

🏡 They know and actively market your area
They understand the local market, can show you their track record and have a plan to get your home seen, including through their social media.

📞 You know who’ll keep in touch
They explain how viewing feedback works, who you can call with questions and how they’ll keep you updated throughout your sale.

🤝 Their support continues after you find a buyer
