Mortgage Rate Cuts Bring Fresh Hope for Home Movers

Several major banks and mortgage lenders have announced cuts to their mortgage rates, could this be the boost buyers are waiting for? Read more to find out.

There has been some welcome news for home movers, with several major mortgage lenders announcing reductions across selected products.

Nationwide, Santander and HSBC have all introduced further reductions this week. NatWest has also recently reduced rates across parts of its range, following selected cuts from lenders including Barclays and Coventry Building Society earlier in August.

Mortgage rates can change quickly, and reductions do not apply to every borrower or product. However, increased competition between lenders is encouraging, particularly as we approach the traditionally busier autumn property market.

What is happening with mortgage rates?

The mortgage market has experienced some uncertainty during 2026, with rates moving in both directions in response to wider economic and global events.

However, lenders remain keen to attract borrowers. We are now seeing several major names review their pricing and introduce selected reductions, even though the Bank of England held its base rate at 3.75% in July.

Recent announcements include:
  • πŸ’· Nationwide reducing selected rates across its new and existing customer ranges.
  • 🏦 Santander reducing most residential and buy-to-let fixed rates across its new-business and product-transfer ranges.
  • πŸ“‰ HSBC reducing rates across parts of its residential and buy-to-let ranges, including selected products for first-time buyers, home movers and remortgage customers.
  • πŸ’· NatWest making reductions across selected new-business and existing-customer products.
  • πŸ”„ Barclays and Coventry Building Society reducing selected fixed-rate products earlier in August.

This does not mean that every mortgage rate is falling. Products can be increased, reduced or withdrawn with very little notice. Nevertheless, several major lenders competing on price could provide a welcome confidence boost.

What could this mean for buyers and sellers?

Even a relatively small mortgage-rate reduction can affect monthly repayments and overall affordability.

For buyers, more competitive mortgage products could mean:

  • 🏑 A wider choice of suitable properties.
  • πŸ”‘ Greater confidence to begin viewing homes.
  • πŸ“‹ An opportunity to review affordability or obtain an updated mortgage agreement in principle.

For homeowners considering selling, improved buyer confidence could lead to more enquiries, viewings and proceedable buyers entering the market.

Rightmove’s latest House Price Index already shows signs of renewed interest, with buyer demand increasing by 5% since 20th July. Here in the North West, average asking prices are also 1.9% higher than a year ago.

Combined with the end of the summer holidays and the usual return to routine, the latest lender announcements could add to the momentum building ahead of autumn.
