Every summer, we hear the same question:
"Should we wait until September before putting our home on the market?"
For years, there's been a perception that the property market slows down during the summer holidays. People imagine buyers heading off on holiday, fewer viewings taking place and the market coming to a standstill until autumn.
But that's certainly not what we're seeing this year, and in fact in most recent years.
July is proving to be one of our strongest months in recent years, with a high number of agreed sales, strong buyer demand and plenty of homeowners taking the next step with confidence.
So, what's driving the market?
Families are planning ahead
For many buyers, the goal is to be settled before the new school term begins in September. That means July and August become an important window to secure a property and get the legal process underway.
Homes look their very best
There's no denying that homes tend to shine during the summer months. Gardens are in full bloom, natural light fills every room and longer evenings make viewing appointments far more convenient for buyers.
First impressions count, and summer often helps homes make their very best one.
Buyers haven't disappeared
Whilst many people enjoy a summer holiday, those who genuinely need to move don't simply pause their search.
In fact, many buyers use annual leave to attend viewings, research the market and make important decisions whilst they have more free time.

The market is still active, but it's also informed. Buyers have access to more information than ever before and are quick to compare similar properties online.
Homes that are launched at the right price are continuing to generate good levels of interest, attract viewings and, in many cases, secure offers within a relatively short period of time.
On the other hand, properties that are priced too optimistically often see interest slow, leaving sellers needing price reductions later on to regain momentum.
Getting the price right from day one remains one of the biggest factors in achieving a successful sale.
Should You Wait Until September?
It's understandable why many homeowners think September is the better time to sell.
However, September traditionally brings a wave of new properties onto the market, meaning buyers suddenly have far more choice and sellers face increased competition.
By marketing your home during the summer, you may benefit from motivated buyers who are already actively searching, whilst also taking advantage of a period when there can be fewer competing properties available.
