Landlord Update: Changes to notice periods from October 1st.

The UK Government has confirmed that notice periods will go back to pre COVID lengths from 1st October.

The UK Government has confirmed to Propertymark that notice periods will return to pre-Covid lengths from 1st October 2021.

What has changed?
Following the Covid 19 pandemic and the introduction of the Coronavirus Act 2020 the UK Government increased all notice periods to 6 months for most grounds (including Section 21). The only exemptions were for certain serious cases.

Since June 2021 and now up until 30th September 201 notice periods must be at least four months in most.

From 1st October 2021 notice periods will now return to their Pre-Covid lengths. Bear in mind that the length of such depends on the current tenancy in place.

Will notice periods change again?
The UK Government intend to keep the power to implement similar measures should the public health situation worsen again. Therefore the legislation allowing the UK Government to implement longer notice periods will be in placed until 25 March 2022 as a backstop.

So what next?
The Government has confirmed this news with Propertymark and will update landlord, tenant and local authority renting guidance ahead of 1st October.
